The Strata Report (For Apartments and Townhouses)
If you are buying into a strata scheme, a building inspection will only cover the inside of your specific unit. It will not cover the communal roof, the shared basement parking, or the building’s exterior. A strata report dives into the body corporate’s records. It reveals:
- If there is enough money in the capital works fund to fix a leaking communal roof.
- If there is a history of structural defects in the complex.
- If there are ongoing legal disputes between owners.
The Handover Inspection (For Brand New Builds)
Just because a house is brand new doesn’t mean it was built correctly. Fast-tracked construction schedules in Sydney often lead to corner-cutting. A Handover Inspection (or PCI) is conducted right before you make your final payment to the builder. We look for non-compliant waterproofing, poor brickwork, and incomplete finishes, ensuring the builder fixes them before you take the keys.
The Dilapidation Report (For Construction Protection)
As discussed, this is a defensive report documenting the condition of your home before major construction begins next door, protecting you from vibration and excavation damage.
